Clear costs start with a clear scope

A quotation should distinguish the visit or assessment from the repair itself. For recurring arrangements, agree the visit frequency, allocated time, reporting and any included small-repair labour. Materials, parts, additional attendance and specialist work should have their own treatment in the quote.

With WMB Fix, you agree the scope and price of our work in advance. If additional work is identified, it is discussed and approved before proceeding. A wider repair or refurbishment receives its own quotation. We do not promise that every building will have lower overall costs: condition, access and the work actually needed all affect the final bill.

Grouping suitable jobs into one visit may reduce repeat attendance, where practical. A dripping fitting, an ordinary door adjustment and a small decorating repair can be reviewed as one list. The available time, materials and suitable trade requirements determine what can be completed together.

Repair the cause, not just the visible mark

A new stain in a shared hallway needs its cause considered before a decorating decision. A fresh coat of paint may cover a mark while an underlying issue remains. We can review the visible condition within the agreed visit scope and identify whether further assessment is needed.

Similarly, a recurring fault deserves a record of when it appeared, what was done previously and whether it has changed. Useful photos and follow-up help owners discuss the next step. Early attention can limit avoidable damage, but a routine visit cannot reveal every concealed defect.

A maintenance plan should give a reason for each proposed task and distinguish prompt repair needs from work that can be scheduled. Necessary safety work or specialist assessment should not be postponed just to keep a short-term bill down.

Shared freehold: agree who instructs the work

When several owners share the freehold, nominate the person or authorised company contact who can request WMB work and approve the quotation. That gives the contractor clear instructions and helps prevent conflicting requests from different residents.

LEASE explains that the services and authority of an appointed property manager depend on the management agreement, and that the owner or responsible company still needs to oversee how the building is managed. For our maintenance work, we agree the instructing contact, access arrangements and repair approvals with you.

Decisions about leases, service-charge allocation, company duties or legal consultations need the appropriate owner, board or professional adviser. A maintenance quotation describes the work; it does not decide how costs may be recovered from individual leaseholders.

Choose the support your building actually needs

For a single issue or an accumulated job list, start with a one-off repair enquiry. Send the postcode, locations of the problems and useful photos. We review the work and discuss an assessment or quote.

For ongoing care, weekly, fortnightly or monthly maintenance visits can be discussed. The arrangement can include visual walk-rounds of agreed accessible areas, photo notes, tracking of previously reported issues and authorised small repairs within the allocated time.

For larger works, such as a communal redecoration or a refurbishment, agree a separate project scope. A recurring maintenance visit does not automatically cover a major project, specialist testing or unlimited repairs.

Maintenance support and a managing-agent appointment have different scopes

The current WMB Fix offer is practical maintenance and repair support. Owners or their appointed managing team retain building management decisions, service-charge administration, client funds, insurance arrangements and statutory responsibilities. Specialist surveys and certification are separate services.

A wider block-management service is a planned next step, not a service currently available to book. Any future managing-agent appointment would need a defined agreement, appropriate insurance and the applicable professional and regulatory arrangements in place first.

Government guidance requires property managers carrying out relevant work in England to belong to an approved redress scheme. This is one reason to check the actual service, responsibilities and credentials before appointing anyone to manage a building.
