Record what has changed

Walk through the accessible parts of the home and write down visible problems by room. Include the date you noticed them and whether they affect everyday use. A loose handle, damaged finish and cupboard adjustment can have separate entries even if they are discussed in one enquiry.

Keep repair requests separate from improvements you would like in the future. This makes it easier to agree a limited scope without treating every idea as work already authorised.

  • Room or location and a short description.
  • A wider photo and close-up where useful.
  • Whether the issue is new, intermittent or getting worse.
  • Any known replacement parts, products or earlier repairs.

Choose priorities before booking

Tell WMB which tasks affect everyday use and which can wait. If an issue involves immediate danger or active damage, seek prompt help from the appropriate professional or responsible property contact; a routine maintenance enquiry should not delay that response.

For routine work, state a realistic preferred window and any access restrictions. Tasks may be grouped where practical, but different trades, parts and preparation can require separate visits. A list does not guarantee that everything fits into one hour.

Agree the work in manageable stages

Ask for a clear description of what the proposed visit includes, the labour price and any separate materials or travel costs. WMB’s standard maintenance labour starts from £70 per hour depending on location. Larger refurbishments are quoted individually.

If you have a spending limit, say so before agreeing the work. Additional tasks should be discussed before proceeding. Keep landlord or managing-agent approval alongside the task list when someone else is responsible for authorising repairs.

Keep the record useful after the visit

Mark completed tasks and retain the agreed quotation or work summary, together with product details useful for future repairs. Record anything still needing assessment or a replacement part, rather than assuming it was covered by the visit.
