Show the location and the detail
Include one photo of the whole area and one close-up of the damage, taken from an accessible position. Identify the room and approximate size of the affected area. Say whether it is near a doorway, appliance or a previous leak.
Describe what you notice: an edge lifting, a board moving, a gap appearing or a threshold coming loose. Avoid assuming a repair method before the flooring and condition beneath it have been assessed. Do not lift boards or remove a threshold just to take photographs.
Tell us about the flooring and any spares
If known, give the flooring type, product name, board dimensions and approximate age. A photo of a spare pack label can be useful, provided it does not show private order information. Tell us how many spare boards or tiles remain.
A close visual match cannot be guaranteed from a picture. Replacement availability, joining details and the surrounding floor can affect whether a focused repair is practical.
- Identify laminate, wood, vinyl or another material if known.
- Mention previous repairs and any recent water damage.
- Say whether furniture remains in the work area.
- List any other rooms or thresholds needing attention.
Separate repair from replacement
Explain whether you want the visible defect assessed or are considering a new floor for the room. A room-wide replacement needs measurements and a discussion about preparation, furniture, thresholds and waste removal. Larger flooring work receives a quotation against its own scope.
If water is still entering the area, report that first; replacing a visible surface does not by itself resolve the cause of water damage. For a rented property or communal area, identify the responsible contact and who can authorise work.
